The philosophy in this project is simple, to build the apartment hotels satiated with huge amenities for the tourism base and to manage the apartments under a leaseback scheme from the owners. The apartment hotels will be managed by top international management companies which in turn will bring confidence to the resort for tourist and investor alike. The main European competition is France, Austria and Switzerland where the average values for apartments as investments in the ski regions are ranging in price from 3,950 euros, for new off plan projects, to as high as 7,000 euros per sq. meter for developed ski zones. All this coupled with the highest level of on site amenities and all year round activities The Kolasin Palace Resort is deemed to be one of the best ski resorts in Europe!

LOCATION
The Kolasin Palace Resort is at an altitude of 1,100 meters above sea level with 360 degree panoramic views and yet only 5 minutes from the centre of the town. The Municipality of Kolasin along with the government of Montenegro has re-zoned this site as the second lung of the town of Kolasin. The re-zoning of Kolasin Palace Resort is the largest re-zoning to date in Kolasin. The site is positioned just above the town of Kolasin which will become a major international ski resort destination within the next 5 years. With the introduction of the new international ski centre presently being built and the opportunity of the 4 star mountain spa treatments Montenegro is becoming hugely popular with international tourists. The UK based Beppler & Jacobsen have recently bought the Bianca Hotel in Kolasin which is the only five star hotel in Kolasin.

Location Information

You will find the town of Kolasin in the heart of the continental area of Montenegro. The region is mountainous, rich in all beauties and challenges and offers the best ski resort in Montenegro. It stretches over an area of 897 square kilometres of the upper and middle courses of the Tara and Moraca Rivers. The basins of these two rivers make two natural unities, equal by size and spatially, close by and yet each having its own unique qualities. The region in the basin of the Moraca River is featured by the steep slope of the terrain. It is intersected by deep gorges and canyons. The upper part of this river valley stretches to the entrance of the Platija Canyon at an altitude ranging between 465m and 973m. The Platija Canyon is on average 1,000 metres deep and the Moraca's river also flows through the canyons with the banks often as high as up to 1,000 metres.
Kolasin as a destination has been tipped by the world tourism trade council to have the potential in becoming the next biggest international skiing Mecca. It has an altitude of 2,500 meters and enjoys a micro climate which guarantees snow of up to 2.5 meters, even in 2007 where there was no snow within the major ski resorts in Austria and Switzerland; tourists were still skiing in Kolasin. Breathtaking canyons, glacial lakes like those in fairytales, mountain peaks exceeding 2,000 meters, numerous springs, thick woods, spacious pastures, limestone plateaus – makes this treasure of landscapes considerably plentiful and memorable.
The great outdoors of the Kolasin region is not far away for those who appreciate beauty!

INFRASTRUCTURE WITHIN KOLASIN
MAIN ROADS
The refurbishment of the main road from Podgorica (the capital) to Kolasin town is currently 20% completed whereas the government intend by the end of 2008 to have completed close to 50% of the works with the balance to be completed by 2012. The main reason there is enormous potential for development in Kolasin is because skiing has become, along with mountain resort destinations, one of the fastest growing sectors in tourism and with the government having started on the road improvement program access is quick and easy, which is essential.
WATER
Kolasin as a zone has one of the largest water reserves in the country, therefore fresh drinking water is not a problem on site as there is over 60 natural springs already on the Kolasin Palace Resort site.
ELECTRICITY
The government is set to privatize the electricity distribution centre and power generation in Montenegro within the next 2 years. Currently over 60% of the power is from the European grid. Kolasin has enough power off the grid to supply the resort’s requirements however Kolasin Palace Resort will have its own standby power generation system with a power capacity of circa 3 mega watts on site for covering any short fall in supply.
